Reposition and Rehabilitation
JLM fully repositioned, re-entitled, rehabilitated and financed mixed use underperforming commercial 8 acre site, increasing GLA from 110,000 sq.ft. to 190,000 sq.ft. on eight acres, located on West Sahara Ave, just west of "The Strip."

Crisis Management; Government Mandated Structural Retrofit
Ten story, 80,000 sq.ft. medical office building with adjacent five story parking structure. City mandated structural retrofit and poor management required major expense recapture to increase cash flow. Successfully worked with City of Santa Monica, architects, engineers, forty limited partners and over thirty medical doctors and medical groups to re-engineer, structurally retrofit and reposition the asset for sale.
The Five Cities Center
Perfected entitlements, successfully defeated governmental and homeowners opposition and developed through El Nino, an approximate 360k sq. ft. community shopping center anchored by Wal-Mart & Albertsons located in Arroyo Grande, CA.
  

As President of JLM Realty, Inc., Howard Mann’s real estate expertise as an investor, advisor, developer, consultant, broker, and asset manager, include thirty years of hands on operational experience of institutional grade commercial real estate.

Working with lenders, stakeholders, investors, investment bankers, attorneys, banks, creditors, and brokers, his experience in financing, refinancing, rescue of trouble assets, development, construction, marketing, repositioning of assets, solving complex environmental and governmental issues, all speak to his success and ability as a real estate specialist.

His experience in the development of 2,500,000 square feet of commercial office, retail and industrial space during the 1980’s and1990’s enabled him to work with major institutional lenders, investors, stakeholders, brokers through exuberant as well as turbulent economic environments. Since the early 2000’s, Mann as an investor, advisor, real estate specialist, and owner, applied his expertise to the rehabilitation, re-positioning, refinance, re-structuring of commercial real estate, with lenders, stakeholders, and investors.

Mann, began his career with Arthur Rubloff & Co. and as a broker and development partner, he was the #1 Commercial Leasing and Sales Broker in the United States during the late ‘70s and in 1980, offered the Presidency of Arthur Rubloff and Co. Instead, Mann opted to form JLM Realty, Inc., a full service management, development and Brokerage Company. Mann received his Bachelor's degree in Business from the University of Denver in 1967, completed postgraduate work at UCLA in real estate and received his Masters in Business Administration from Pepperdine University in April of 2001. His memberships in professional organizations have included: Urban Land Institute (Small Development Council) and International Council of Shopping Centers (ICSC), Society of Industrial and Office Realtors (SIOR), National Association of Industrial and Office Park Developers (NAIOP), and Los Angeles Board of Realtors.
